Scheduled Maintenance Visits
Regular visits — monthly, quarterly or six-monthly — covering all items that accumulate between visits: door and window adjustments, silicone seal replacement in bathrooms and kitchens, touch-up painting, hardware tightening, light bulb replacement, and a general condition survey that identifies items needing more substantial attention.
Between-Guest Maintenance
Rapid response maintenance between rental bookings. We coordinate with cleaning teams and property managers to have minor repairs completed before new guest arrival. Common between-guest items: shower fitting tightening, towel rail repair, screen door adjustment, loose cabinet handles, toilet flush mechanism.
Property Condition Reports
For owners managing Bali villas remotely, periodic condition reports document the current state with photos. We walk the property, photograph any defects, and provide a written assessment with recommended priority and estimated cost for each item. Gives remote owners visibility without requiring a site visit.
Emergency Response

Common Bali-Specific Maintenance Issues
Bali's tropical humidity and sun exposure create a specific pattern of wear and deterioration different from what property owners might expect from temperate climates. Key items: silicone sealants in bathrooms last 12–18 months in Bali's conditions before developing mould or cracking (vs. 5+ years in a dry European climate). Paint on exterior surfaces in Bali sun exposure shows UV fading and mould growth within 2–3 years. Stainless steel hardware in coastal areas like Jimbaran and Uluwatu corrodes noticeably within 3–5 years — replacement with marine-grade hardware is worth the cost difference. Wooden doors and frames in humid areas like Ubud swell seasonally and may need annual adjustment to operate correctly.
