Bali's tropical climate is hard on buildings in ways that surprise owners arriving from temperate countries. High humidity, daily heat-and-cool cycling, intense UV and salt-laden coastal air work on a villa constantly. The good news is that the failures are predictable โ once you know the pattern, you can stay ahead of it. Here are the most common repairs we're called out for in Bali's humid climate, and what causes each one.
Mould on Walls and Ceilings
The single most common complaint. Mould is a moisture problem, not a paint problem, and in Bali's humidity it appears fast on cool walls, in bathrooms, and anywhere with poor airflow. Painting over it does nothing โ it grows back through the new paint within months. The fix is to treat the surface with an anti-mould solution, address the moisture source where possible (ventilation, leaks, sealing), then prime with a mould-inhibiting primer before repainting. Done properly it stays clear for years; done lazily it returns by the next wet season.
Sticking Doors and Windows
Timber absorbs moisture and swells 3โ5mm in the wet season, so doors that closed perfectly in August need a shoulder in January. The wrong fix โ planing a door during the wet season โ leaves it rattling once it dries out. We diagnose whether the right answer is hinge adjustment, sealing the timber, or careful planing so the door works year-round. Louvre and sliding window mechanisms also seize and corrode in humid air and typically need replacing every 5โ7 years.
Failed Silicone and Seals
Bathroom and kitchen silicone that lasts five years in a dry European climate breaks down in 12โ18 months in Bali, cracking and growing mould along the joint. Left alone, water gets behind tiles and into substrates, turning a cheap reseal into an expensive repair. Periodic seal replacement is one of the highest-value preventive jobs on any Bali villa.
Corroded Hardware and Fittings
In coastal areas like Jimbaran, Uluwatu and Canggu, salt air corrodes ordinary mild-steel hinges, locks, brackets and outdoor light fittings within a few years. The fix is to replace with stainless or marine-grade hardware โ the cost difference is small and the lifespan difference is large. Cheap imported hinges on a regularly used door are a false economy here.
Peeling Exterior Paint and UV Fade
Exterior paint in Bali fades and grows mould within 2โ3 years if the wrong product or poor preparation was used. A correctly prepared job with a weathershield grade lasts 3โ5 years. As with mould, the preparation โ cleaning, drying, priming, crack-sealing โ is most of what decides the lifespan.
Staying Ahead of It
None of these problems are dramatic on their own, but they accumulate quietly and are far cheaper to catch early. A scheduled villa maintenance program with periodic checks handles them before they become urgent โ and if you'd like to inspect your own property, our annual villa maintenance checklist walks through every item room by room.
Quick Answers
How often should silicone seals be replaced in Bali?
Every 12โ18 months in wet areas, far more often than in a dry climate. Catching cracked or mouldy seals early prevents water damage behind tiles.
Why does my door only stick in the wet season?
Timber swells as it absorbs humidity, then shrinks again when it dries. The right fix accounts for both, so the door works year-round rather than rattling once it dries out.
Is marine-grade hardware worth it near the coast?
Yes. In salty coastal air, stainless and marine-grade fittings last years longer than mild steel for a small extra cost.
